!!! UNKNOWN CONTENT TYPE !!!

We got pre-approved for the loan and went to submit our offer and the listing agent casually informed us that it sold over the weekend. That means it was already sold when we saw it. Yet, they had an open house anyway. Assholes.

Amen. Our realtor, whom I really like, asked the listing agent when exactly the house sold and he refused to tell him. Probably because he realized how dumb it was to continue having an open house when an offer had already been accepted.

Well it wasn't my agent that did it. My agent didn't know about this house until we casually decided to stop by the open house and then texted her. We are going through a small, local company and this house was listed by a huge conglomerate that lists over half of the available houses in our area.

Not sure. He sent one of his assistants (he owns the company) to be there. I think he wanted people to come to him for more available houses once they called to check on this one and it ended up being sold.

Yeah I know that feeling. As I said in your previous post, there is a house my mother wants to scoop up, been on the market for 2 years now, and needs renovations for its current asking price, hence why nobody is biting. It's right next to a bike path, has trails, plenty of garage space, back yard with a large deck, the location is perfect, but it needs some modernization to be sold at its current price of $700K.

damn that's annoying.

I had a similar problem on the way to our now 2nd home.

We looked at a house sunday, set up a 2nd viewing on Monday.

Listing Realtor knew we were coming it was a scheduled appointment. While en route to the house we get a call that it sold. Dicks.

You'll find the right house, the first time we bought we offered on 10 houses before getting one (market was nuts when we bought our first).

I'd recommend a nice glass of whiskey, always makes things better.

That's not typically how realtors get paid. Usually it's strictly % commission on the sale price when the house is sold.

The point below about bringing in more home shoppers so you can give them your business card, that is probably true though.

That seems really weird. Normally part of the offer that is made to the seller is that if they accept the offer, the property is updated on the MLS to "Accepted Offer with Contingencies" then to "Pending Sale" to "Closed". Your (buyer's) agent should be able to see these in MLS, and should have notified you of the status of the property.

You always have the choice to work with a buyer's agent to protect your interests during the process. I would do so, simply because the listing agent isn't being retained by you.

Also, the For Sale sign usually gets a sub sign, like "Contract Pending" if an offer is accepted for the option period on the contract. Typically during the due diligence period, things like the home inspection, financing on the exact property/funds verification for cash buyers, and things like that are done.

I had my agent put in my offer that once the due diligence period expired (This is in GA, may be different in your state), and if no escape clause was used by me or the seller to terminate the contract, the home would not be shown by the seller except with my prior approval before closing date (You can ask for that, but if you have cash in hand, then you can get sellers to do things like that).
